How to Find Pet-Friendly Rental Housing

  • Step 1:
    Compile an honest assessment of your pets. Make a file that includes their breed, weight and age. Include current health and vaccination records from a veterinarian, pet license receipt, certificate of obedience training and a written referral from a current landlord. This is your pet portfolio. Be prepared to make an additional pet deposit and to apply for association or board approval.
  • Step 2:
    Begin your search in a pet-friendly city or pet-friendly section of your city. Some communities pride themselves on resources and amenities for pet owners, including dog parks, pet-friendly dining and special events for animal owners.

    Check local ordinances for breed-specific legislation or other pet legislation that might make it illegal to own certain dogs, like pit bulls, or reptiles over a specific size. Check the local Humane Society for advice and guidance.
  • Step 3:
    Search rental listings in local newspapers, on Craigslist, through apartment-seekers services and real estate agents. Talk with people who own the same type of pets. Call to make appointments to look at rentals, and explain the type and size of your pets to the agent or landlord before going any further. Do not spend energy and time on rental leads that do not specifically allow your type of pet. Bring your pet portfolio with you on all appointments.
  • Step 4:
    When signing a lease, verify that your agreement to keep your pet in the rental is included with very specific language. Request that a photograph of your pet is included with the lease. Obtain a copy of landlord-tenant law for your city and be familiar with pet-related items.
